J8 Office Park awarded BREEAM Outstanding
J8 Office Park is a high-specification and sustainable new office development, designed by Chapman Taylor’s Prague studio for Portland Trust, one of the leading developers in Romania and CEE. The development is located in Bucharest, Romania, and both buildings have been awarded BREEAM Outstanding certification under the latest BREEAM International scheme, the highest rating available.
J8 Office Park opened in September 2021 and the majority of space has been leased to gaming industry leader, Ubisoft. The 46,000m2 NLA scheme is in Bucharest’s 1st District, in the north of the city, and comprises two separate and self-contained, eight-floor office buildings set over a shared two-level basement. The landscaping and feature eagle sculpture, by British artist Colin Spofforth, pick up on a pixelated theme reflecting the core focus on the digital industries that J8 Business Park is targeting.
BREEAM is an international scheme that provides independent third-party certification of the sustainability criteria for individual buildings, communities and infrastructure projects.
Both buildings at J8 Office Park have been awarded BREEAM Outstanding ratings. The buildings are highly energy-efficient, achieving low running costs and service charges. The project was conceived using recycled materials recovered from the site and responsibly sourced materials have been specified throughout. The ventilation systems were revised during the design stages to reflect tenant expectations for achieving the highest indoor air quality and include 100% fresh air intake (no recirculation), HEPA filtration and UV-C/UVGI irradiation. The façades include openable windows for natural ventilation and all interfaces are either touch-free or specified with seamless detailing to prevent the build-up of dust and germs. The landscaping design and well-lit parking garages ensure a welcoming and safe environment for all users.
A number of amenities, such as retail units, restaurants and a gym, provide convenient services for the everyday needs of office staff and local residents and also create an active frontage and a more vibrant streetscape.
