Our Madrid studio’s diverse range of current projects
Chapman Taylor’s Madrid studio has worked on some of Chapman Taylor’s best-known projects throughout the world, such as the award-winning Mall of Qatar in Doha and Madrid’s Xanadu shopping centre, which hosts a large indoor ski dome. With a portfolio of work which stretches from Latin America to the Middle East, below are some of the studio’s latest projects.
Los Cubos, Madrid, Spain
The refurbishment of Los Cubos adds fresh character to the 1970s office building while retaining the distinctive ‘cubic’ theme of the original building.
Los Cubos contains nine floors of office space, totalling 32,000m², and sits on a prominent site next to the busy M30 motorway on the eastern approach to Madrid’s city centre.
Chapman Taylor’s Madrid studio won a competition to refurbish Los Cubos in 2015, with construction now well advanced on site.
Palafox Cinema, Madrid,Spain
Chapman Taylor’s elegant refurbishment of the 350-seat Palafox Cinema for Yelmo Cines creates a luxury environment which combines the ambience and comfort of the golden age of cinema with state-of-the-art audiovisual technology.
The lobby, bar area and public amenities have been completely modernised, using retro design touches, with a striking motif of black and gold materials blending with marble and glass throughout. Food and drink can be ordered from the bar or from the automatic kiosks in the lobby.
The luxury upgrade involved the provision of large leather recliners to host approximately 50 people in each of the seven theatres, with more space between the rows, folding tables, small lamps and buttons for moviegoers to call waiters to their seats.
TresAguas, Madrid, Spain
Opened in 2002, the 66,000m2 TresAguas shopping centre in the Madrid district of Alcorcón offers a varied mix of retail and leisure. Among more than 150 brand names at the centre are Mango, Pull & Bear, Zara, Stradivarius and Massimo Dutti. Our renovation will see Mango quadruple its space in the centre, while Stradivarius and Massimo Dutti are also extending and renovating their premises.
The centre’s transformation will see shopfronts renovated to become more attractive and welcoming. The central plaza, which serves as the focal point of the shopping centre, will open towards the centre’s new entrance, creating a more seamless transition between the interior and exterior spaces. The square will be brightened up and made more vibrant with new flower boxes, seats, stages and children’s games. Meanwhile, a new balcony will be added to connect the northern and southern sides of the centre at the upper level.
Chapman Taylor is carrying out this major asset enhancement project on behalf of Merlin Properties and Grupo Alonso.
Batumi Riviera, Batumi, Georgia
This development is located in a prime area of Batumi, at a key corner location on the waterfront between the beach and the industrial harbour. It will create new landmark tall buildings on the Black Sea, marking where the Silk Route, and later the first petrol from Azerbaijan, passed through the country.
Consisting of six residential and hotel towers, the largest of which (Silk Tower) will be 42 storeys and 130m high, the seafront project includes a yacht club and new marina, a shopping centre, a casino, outdoor pools and restaurants, a multifunctional hall, a congress centre and a landscaped recreational zone.

Breogán Park, A Coruña, Spain
This retail park will retain the two existing underground car parking levels and the structure of the former Dolce Vita shopping centre from 2008, which was also designed by Chapman Taylor. The 66,000m² GLA retail and leisure centre, located in the city of A Coruña on the north coast of Galicia, will host 7,000m² of sports activities, leisure and family entertainment, served by 2,600 underground parking spaces.
The centre, named for a legendary figure from Irish Gaelic mythology whose sons were said to have brought Gaelic language and culture to Ireland from A Coruña, is very well located, with a catchment of 400,000 people within 20 minutes’ drive. It is anticipated that the centre will open in 2020.
Cinco District, Carnaxide, Portugal
Cinco District will be a new office, F&B and hotel development at Carnaxide, near Lisbon in Portugal. The focus of the 40,000m2 GBA development will be an 80-metre-tall, 20-floor office tower which will house a striking LED display and a vertical garden. There will also be a 7,000m² podium building with a green terraced roof.
The BREEAM-certified development will include a 4-Star Marriott Hotel, restaurants and 1,100 parking spaces, including 40 charging stations for electric vehicles, solar. Workspaces will extend into the 7,000m2 of green space via open terraces throughout the complex. Only native plant species are used in the garden areas to help reduce water consumption. The rooftop gardens will also provide natural thermal insulation.
The green areas will also host an events venue, which will function as the heart of the complex. This square, open to all, will be a lively and dynamic space that will host a range of events and cultural initiatives.
Cinco District, designed by Chapman Taylor in collaboration with local architects BOOST – Architecture Studio, is scheduled to open in the second half of 2021.
Créteil Soleil, Paris, France
Chapman Taylor’s Brussels and Madrid studios are collaborating on the refurbishment of the 124,000m2 GLA Créteil Soleil shopping centre to the east of Paris, on behalf of Klepierre, will unite a new building with the existing centre, with the unified design establishing a strong brand identity and creating a relaxing atmosphere for visitors. The existing 221 retail units, F&B and leisure offers and 12-screen UGC cinema attract more than 20 million visitors per year.
The elegant and contemporary redesign will provide a simpler and more efficient space configuration, enhanced vertical communications, improved and uncluttered sightlines and extra natural light. Large glazed façades will help to improve visibility to the shopfronts while serving to visually integrate the interior with the exterior realm.
A new leisure area will serve as a dynamic link between the restaurants and cinema, which will also benefit from improved and direct access to the subway. The central square will serve as a venue to host entertainment and exhibitions.
Sky Office Campus, Cairo, Egypt
The dynamic and elegant façades on the various office blocks which make up Sky Office Campus present a striking exterior presence and enhance the commercial and social appeal of this high-quality workplace environment in West Cairo.
Restaurants and cafés at ground level, and relaxation terraces at roof level, complement the modern, high-specification office units, creating an active and vibrant frontage and a place for occupiers to socialise, relax or meet guests in an informal setting.
The 39,000m2 GBA office complex project is orientated toward the north-east to reduce solar gains while allowing for abundant natural light throughout the interiors.
Chapman Taylor designed this landmark office development, which, when complete, will provide a highly attractive place for business and networking in the Egyptian capital.
Alcora Plaza, Alcorcón, Spain
Located on the site of an old IKEA warehouse, the Alcora Plaza shopping centre will bring top fashion and home decoration brands to the city of Alcorcón (and to Spain) for the first time. The 22,000m2 development will be a key element of the wider Parque West estate, with each of the new units occupying spaces of 3,000 – 4,000m2.
Chapman Taylor has designed this new shopping destination, which is currently under construction, on behalf of developer Inmoamura. The scheme is expected to create up to 400 jobs for the city.
Bahia Real, Camargo, Spain
Bahia Real will be a new retail park in the Cantabrian city of Carmargo. The 20,000m2 GBA development has 20 shops, restaurants and leisure facilities and 750 parking spaces.
The project is already 60% leased by leading national brands such as Mercadona, Kiwoko and Milbby, while a 3,000m2, nine-screen OCINE cinema complex will be able to host more than 1,000 people.
Construction of this shopping and entertainment destination, designed by Chapman Taylor, is due to complete in 2020. The scheme is expected to bring up to 550 jobs to the region.
