Sawmill Court and One Cutting Room Square residential developments close to completion on site in Manchester

Chapman Taylor is pleased to report that two residential developments, Sawmill Court and One Cutting Room Square, currently being delivered for Manchester Life Development Company, are in the final stages of construction. The residential schemes will both complete this summer.

Sawmill Court and One Cutting Room Square are two of six developments within Phase One of a Manchester Life Development Company programme which will see more than 1,000 predominantly privately-rented homes developed on the eastern edge of the city centre, helping to meet ever-growing demand for high-quality accommodation in the city and supporting the regeneration of Ancoats as a vibrant residential community.

The 14,000m² Sawmill Court development will provide 158 1,2 & 3-bed build-to-rent apartments complete with a residents’ courtyard and lobby, secure car and cycle spaces and a club room and gym for residents. Providing its residents with easy access to central Manchester’s workplaces, amenities and transport networks, Sawmill Court also accommodates commercial units which provide an active frontage to the street and form a gateway to the residents’ courtyard, contributing towards the emergence of Ancoats as one of the city’s most vibrant and attractive neighbourhoods.

The 7,000m² One Cutting Room Square scheme will provide 28 private for sale apartments, three townhouses and a ground floor commercial unit, all facing onto Cutting Room Square, as well as a 115-space residential car park with access from Jersey Street. Sitting in a prime location at the heart of the Ancoats Conservation Area, among Manchester’s highest concentration of listed buildings, One Cutting Room Square offers further depth in the range of residential typologies thanks to its unique townhouse offer.

Chapman Taylor was appointed as Delivery Architect on both schemes, developing the design set out by the Concept Architect in the detailed Employer's Requirements for Eric Wright Construction, the principal building contractors.

Andy is a core member of the Manchester Studio leadership team. As a UK Board Director, he oversees our workplace and design delivery services and contributes to defining and implementing our core values across the UK.

Michael Swiszczowski (BA(Hons), MArch, ADPPA, ARB, RIBA)

Director, UK

Michael joined Chapman Taylor in 2016 to strengthen the practice’s residential expertise. He joined the UK Board in 2022 and continues to take an active role in developing the practice’s residential and hospitality sectors across the UK business.

He has experience working on award-winning residential projects, with a particular focus on Build-to-Rent, student accommodation, hotels, serviced apartments and modular construction.

Michael is a regular speaker at residential and property conferences where he articulates Chapman Taylor’s design approach and skill sets. He is also a RIBA-elected member of the Regional Council for RIBA North West.
