Chapman Taylor-designed Trafford Wharf BTR scheme goes to public consultation
Cole Waterhouse has initiated a public consultation for its ambitious Trafford Wharf mixed-use development plans. The proposal aims to transform the former Hilti headquarters site at Victoria Place into a vibrant urban community.
The project includes 438 Build-to-Rent (BTR) apartments spread across two residential towers, purpose-built student accommodation (PBSA), and a new educational facility with teaching spaces, offices, and comprehensive student amenities. This development will cater to diverse groups, including students, young professionals, downsizers, and families, offering modern living options with various on-site amenities.
The multi-million-pound development will stimulate the local economy by creating construction, operations, and supply chain jobs. Ideally located next to the Wharfside tram stop, the site offers excellent transport links and is within walking and cycling distance to local hotspots like Salford Quays, with stunning views over the Manchester Ship Canal.
In addition to residential offerings, the ground floor will feature flexible commercial units, a private resident’s podium, and enhanced public spaces that integrate seamlessly with the surrounding area.
Cole Waterhouse acquired the former Hilti headquarters in April 2024. The site, located within the 215-acre Trafford Wharfside regeneration zone, encompasses a 31,000 sq ft office building previously occupied by Hilti.
Damian Flood, CEO of Cole Waterhouse, commented: “Our vision is to create much-needed homes across various tenures, supporting Trafford’s ongoing regeneration. This development will turn an underutilized brownfield site into a dynamic neighbourhood with sustainable transport connections and proximity to educational institutions in Manchester, Salford, and Trafford. We are excited to hear the community's feedback on how our plans can positively contribute to the area.”
The plans are available for public viewing in a virtual exhibition running until Friday, October 4th.
The plans include 438 Build to Rent (BtR) apartments, 419 student accommodation units, educational spaces, and commercial units. The development will incorporate affordable housing and create local jobs, boosting the area's economy. The site is adjacent to the Wharfside tram stop and offers excellent transport links and access to local amenities. The consultation invites residents and stakeholders to provide feedback via a virtual exhibition, which will be open until October 4, 2024.

Chapman Taylor Residential Director Michael Swiszczowski commented, “We're excited to collaborate again with Cole Waterhouse as we embark on this transformative opportunity. Our first joint project, Eda, a multi-award winning Build-to-Rent project with Cole Waterhouse, keeps receiving industry award recognition, so it's a real privilege to collaborate once again as we help to realise their vision for Trafford Wharf - a truly unique, mixed-use proposition for the area.”
