Planning permission secured for new office building at Lifestyle Outlets gloucester quays

Gloucester City Council has granted full planning permission for a new sustainable office building within the Gloucester Quays mixed-use development. Located within the Historic Docks and Gloucester Quays Conservation Area, the innovative building has been designed to offer contemporary office accommodation to appeal to the creative sector, with flexibility to suit a range of end-users.

Chapman Taylor has been working with Lifestyle Outlets since 2010 on a strategic programme of asset enhancement works within Gloucester Quays, helping to build upon the development’s success. Customer footfall has increased from 1 million in 2009, when the centre first opened, to over 6.5 million in 2018.

In conjunction with numerous public events which attract thousands of visitors to Gloucester Quays, design interventions have focused on maximising customer experience through the rationalisation of existing commercial space, the introduction of new leisure attractions and the implementation of site-wide public realm improvements – including lighting, customer seating, signage and branding.

The new 740m² hybrid office will comprise a standalone two-storey building configured above two new commercial units at ground floor. To build upon Lifestyle Outlets’ commitment to sustainability, the column-free, open-plan office floorplates will be naturally ventilated, though the building has been future-proofed to facilitate either a mixed-mode ventilation strategy or full mechanical ventilation, as required by individual tenants. The passive workspace environment has been carefully considered to maximise floorplate efficiency, natural light / views out and interaction with the street below.

In addition, the scheme removes a covered arcade / glazed rooflight, linking two primary streets within the development. When the building is completed a new open street will replace the arcade and form an appealing pedestrian link from the ‘Leisure Quarter’ to the rest of the development.
